Real Estate

Olson & Seabolt PLC's real estate practice encompasses all aspects of real estate ownership, development and transfer – from the most straightforward residential purchase to the most complex commercial transaction involving layered ownership and multiple sources of financing. Our attorneys are familiar with all Vermont real estate title issues, as well as all Vermont permit and regulatory issues at both the State and local levels. We represent both buyers and sellers of real estate in Vermont and assist clients through the ever increasing complexity of buying and selling property. Our services include, among others:

  • Drafting and negotiation of purchase and sale agreements, deeds, leases, mortgages, promissory notes and other security instruments;

  • Formation of corporations and limited liability companies for the purpose of acquiring, developing and managing real estate;

  • Title services including title searches, title opinions and title insurance offered through our agency with Vermont Attorneys Title Corporation;

  • Closing attorney services including review of deeds and required transfer documents, review and explanation of settlement statements, mortgages and closing documents provided by lenders and third parties involved in the transaction;

  • Supervision of closing services, including oversight of the execution of all documents, disbursement of funds, wire transferring of mortgage and other payoffs, and delivery of documents for recording in the appropriate town or city land records.

Estate Planning

Estate Administration

Administering an estate can take various forms. Among these are probate proceedings and the management of assets from a trust. Regardless of the administration required in a particular case, the overall goal is the same: to marshal the assets, determine and pay appropriate bills, submit estate and/or income tax returns and work with the fiduciaries and beneficiaries to settle estate matters from start to final distribution to the beneficiaries. We have the detailed knowledge and experience necessary to conduct this work in an efficient and orderly manner, while at the same time being sensitive to, and ever-mindful of, the family’s loss.

We also provide assistance in other aspects of business planning, including contract review and negotiations, governance issues, strategic planning and structural reorganizations. We also assist in ongoing maintenance and operations of the business and related compliance filings as well as provide assistance in the final dissolution, sale or buy-out of the business.

Family Law & LGBTQ Matters
